This guidance note explains the requirements of Part 4 the Building Safety Act 2022 which contains provisions about the management of building safety risks as regards occupied higher-risk buildings and the Government’s proposals for secondary legislation.

A higher-risk building is a building in England that:

is at least 18 metres in height or has at least 7 storeys, and
contains at least 2 residential units.
A building safety risk is a risk to the safety of people in or about a building arising from:

  • the spread of fire;
  • structural failure.
