ARMA Guidance Note B05: Fire Safety

ARMA Guidance Note B05: Fire Safety guidance note sets out the key requirements for managing fire safety in multi-occupied residential buildings.

Last updated: November 2023

The ARMA B05 Guidance Note has been updated and is available to IRPM members. The guidance sets out the key requirements for managing fire safety in multi-occupied residential buildings. It has been updated to take account of the requirements of the Fire Safety Act 2021, the Fire Safety (England) Regulations 2022 and Section 156 of the Building Safety Act. It is not in any way a full statement of what a managing agent should be aware of in respect of fire safety. It also signposts to guidance on best practice where this is available. When managing purpose-built blocks of flats it should be read in conjunction with Fire Safety in Purpose-Built Blocks of Flats.

This Guidance Note (GN) has been produced in line with statutory guidance and industry best practice and independently reviewed by ARMA’s Primary Authority Partner, Hampshire & Isle of Wight Fire and Rescue Service. It represents the core of good practice for managing agents and the clients/responsible persons whom they act for.
